Abstract

A computerized system and method are presented for exchanging information between a buyer, a seller, a lender, and a strategic business source. The system permits sellers, lenders and strategic business sources to input buyers that are then submitted for activation. The buyers use the system to obtain information about items, while the sellers, lenders, and strategic business sources make consistent contact with the buyer in order to work with the buyer. Information about the buyers is shared with the sellers, lenders, and strategic business sources. A business plan is input into the system for the financial institution employing the lender while another business plan is input for the seller institution employing the seller. Activity on the computerized system is calculated for compliance with the business plan. Feedback is provided to management relating to whether the business plan is being met.

         16 . A computerized method comprising:
 a) using a computer system having a processor to operate programming instructions to create, in an electronic database, a plurality of database records comprising:
 i) buyer records, 
 ii) agent records, 
 iii) strategic business source records, and 
 iv) lender records; 
   b) using the computer system to create associations in the electronic database by creating database relationships that associate:
 i) a selected strategic business source record with a selected agent record, and 
 ii) the selected agent record with a selected lender record; 
   c) providing user interfaces to the computer system over a computer network, the user interfaces comprising
 i) a selected lender interface provided to a selected mortgage lender identified by the selected lender record, 
 ii) a selected agent interface provided to a selected real estate agent identified by the selected agent record; 
 iii) a selected strategic business source interface provided to a selected strategic business source identified by the selected strategic business source record, wherein the selected strategic business source is a party providing services to real estate buyers other than real estate agency services and mortgage lending services; 
   d) receiving, over the selected strategic business source interface via the computer network, buyer data for a selected buyer;   e) using the computer system to save the buyer data in a selected buyer record;   f) using the computer system to create an association in the electronic database between the selected buyer record and the selected strategic business source record;   g) using the computer system and existing associations in the electronic database to identify a new association in the electronic database between the selected buyer record and the selected agent record and between the selected buyer record and the selected lender record;   h) using the computer system to receive buyer notes concerning selected properties of interest for the selected buyer record; and   i) using the computer system share the buyer notes for the selected buyer record over the selected lender interface, the selected agent interface, and the selected strategic business source interface.   
     
     
         17 . The method of  claim 16 , wherein, within the electronic database, a plurality of strategic business source records are associated with a plurality of lender records, wherein each selected strategic business source record is associated only a single lender record. 
     
     
         18 . The method of  claim 16 , wherein a first and second plurality of strategic business source records are linked with a first and second agent record respectively, and wherein the first and second agent records are linked with a single lender record, whereby the first and second plurality of strategic business source records are linked to the single lender record through links to the first and second agent records. 
     
     
         19 . The method of  claim 19 , wherein any all buyer records associated with one of the strategic business source records in the first and second pluralities of strategic business source records are associated in the electronic database with the single lender record. 
     
     
         20 . The method of  claim 16 , further comprising:
 j) using the computer system to transmit prompts to the selected lender interface, the selected agent interface, and the selected strategic business source interface, the prompts comprising reminders to transmit a message to the selected buyer using the computer system.   
     
     
         21 . The method of  claim 21 , wherein prompts are transmitted sequentially to ensure that two parties are not simultaneously prompted to transmit messages to the selected buyer. 
     
     
         22 . A computerized method for using a computerized system, the method comprising:
 using software programming instructions stored on a tangible computer readable medium and operating on at least one processor used by the computerized system to perform the following programmed steps:   a) creating in an electronic database in the computerized system the following database records:
 i) agent records, 
 ii) strategic business source records, 
 iii) lender records, and 
 iv) a lender institution record, 
   b) creating associations in the electronic database between:
 i) agent records and lender records, with each agent record associated with a single lender record 
 ii) strategic business source records and lender records, with each strategic business source record associated with one lender record, and 
 iii) lender records and the lender institution record; 
   c) receiving a business plan into the computerized system, the business plan including:
 i) a first goal for new agent records that are associated with lender records that are in turn associated with the lender institution record, and 
 ii) a second goal for new strategic business source records that are associated with lender records that are in turn associated with the lender institution record; 
   d) creating within the electronic database a plurality of new seller records and new strategic business source records, and creating database relationships associating the new seller and strategic business source records to lender records;   e) tracking within the electronic database the number of new seller records and new strategic business source records that are linked to lender records that are in turn associated with the lender institution record; and   f) indicating through the computerized system how the number of tracked new seller records and new strategic business source records compares with the business plan.   
     
     
         23 . The method of  claim 22 , wherein the business plan further includes a third goal for new lender hires, and where the indicating step indicates how many new lender records are associated with the lender institution record as compared to the third goal for new lender hires. 
     
     
         24 . The method of  claim 22 , wherein the lender institution records is associated with a hierarchy level in a lending institution.
