Hybrid building system, building and method
Abstract
Hybrid buildings, hybrid building systems and methods of constructing hybrid buildings are disclosed. First and second building sections forming part of such buildings are also disclosed. One such hybrid residential building comprises a first building section and a second building section. The first building section is an on-site construction at a final location for the building and comprises an internal volume that provides a living space within the building. The second building section defines an internal volume and is transportable to the final location in a substantially assembled form. The first and second building sections are connected at the final location to form the building. The first building section comprises a plurality of load-bearing walls and the second building section comprises a plurality of load-bearing walls, the load-bearing walls of the first and second building sections each comprising a load bearing support structure, the load-bearing support structure of at least some of the first building section load-bearing walls being different from the load-bearing support structure of at least some of the second building section load-bearing walls.

34 . A hybrid residential building system comprising:
a first building section configured to be constructed on-site at a final location for a building and to define an internal volume that provides a living space within the building, the internal volume being formed entirely at the final location; and a second building section comprising a plurality of modular building units each constructed to a substantially assembled form at a location away from the final location, the modular building units forming the second building section each defining an internal volume and being transportable to the final location in their substantially assembled form; in which the first and second building sections are adapted to be connected at the final location to form the building; and in which the modular building units are configured to be located spaced apart and arranged so that a first one of the modular building units services at least one further modular building unit with one or more service selected from the group comprising water, sewerage, gas, heating, electricity, telecommunications and ventilation.
35 . A building system as claimed in claim 34 , in which the modular building units are configured to be spaced apart in the constructed building so that they are not in contact with one another.
36 . A building system as claimed in claim 35 , in which the modular building units are configured to be spaced apart at a common level within the constructed building.
37 . A building system as claimed in claim 34 , in which the modular building units are configured to be stacked and arranged so that the modular building units are aligned.
38 . A building system as claimed in claim 34 , in which the modular building units are configured to be stacked and arranged so that they partially overlap.
39 . A building system as claimed in claim 34 , in which the modular building units are configured to be arranged so that the services pass from the first modular building unit through the first building section to the at least one further modular building unit.
40 . A building system as claimed in claim 34 , comprising at least one further building section constructed to a substantially assembled form at a location away from the final location, the further building section defining an internal volume and being transportable to the final location in the substantially assembled form, and the further building section configured to be spaced from and out of contact with one or both of the first and second building sections, and provided with services by the second building section.
41 . A building system as claimed in claim 34 , in which the first modular building unit comprises a services hub configured to supply the services to the first modular building unit.
42 . A building system as claimed in claim 41 , in which the services hub takes the form of a plant room provided in the first modular building unit.
43 . A building system as claimed in claim 34 , in which the first building section is configured to define an outer perimeter of the building, and in which the modular building units forming the second building section are configured to be positioned within the outer perimeter defined by the first building section.
44 . A building system as claimed in claim 34 , in which the modular building units forming the second building section are configured to be transported to the site and positioned at the final location, and the first building section is configured to be constructed around the second building section and connected to it.
45 . A method of constructing a hybrid residential building comprising the steps of:
constructing a first building section at a final location for the building, comprising forming an internal volume of the first building section entirely at the final location, and arranging the internal volume so that it provides a living space within the building; at a location away from the final location, constructing a plurality of modular building units to substantially assembled forms in which they each define an internal volume; transporting the modular building units to the final location in their substantially assembled forms; arranging the modular building units so that they form a second building section; and connecting the first and second building sections to form the building; in which the method comprises the further steps of:
arranging the modular building units so that they are spaced apart in the constructed building; and
arranging a first one of the modular building units so that it services at least one further modular building unit with one or more service selected from the group comprising water, sewerage, gas, heating, electricity, telecommunications and ventilation.
46 . A method as claimed in claim 45 , comprising arranging the modular building units so that they are out of contact with one another.
47 . A method as claimed in claim 46 , comprising arranging the modular building units so that they are spaced apart at a common level within the constructed building.
48 . A method as claimed in claim 45 , comprising stacking the modular building units and arranging the modular building units so that they are aligned.
49 . A method as claimed in claim 45 , comprising stacking the modular building units and arranging the modular building units so that they partially overlap.
50 . A method as claimed in claim 45 , comprising arranging the modular building units so that the services pass from the first modular building unit through the first building section to the at least one further modular building unit.
51 . A method as claimed in claim 45 , comprising the further steps of:
at a location away from the final location, constructing at least one further building section to a substantially assembled form in which it defines an internal volume; transporting the at least one further building section to the final location in the substantially assembled form; and arranging the at least one further building section that it is spaced from and out of contact with one or both of the first and second building sections, and provided with services by the second building section.
52 . A method as claimed in claim 45 , comprising providing the first modular building unit with a services hub, and arranging the services hub so that it supplies the services to the first modular building unit.
53 . A method as claimed in claim 52 , comprising providing a plant room in the first modular building unit which forms the services hub.
54 . A method as claimed in claim 45 , in which the step of constructing the first building section comprises arranging the first building section so that it defines an outer perimeter of the building, and the step of connecting the first and second building sections comprises positioning the modular building units within the outer perimeter defined by the first building section.
55 . A method as claimed in claim 45 , comprising transporting the modular building units forming the second building section to the site and positioning said units at the final location, and then constructing the first building section around the second building section and connecting the first building section to the second building section.Join the waitlist — get patent alerts
