Abstract
In some embodiments, a comprehensive computer system and method (See FIGS. 1, 1a, 2) for automating and facilitating the performing and processing of tasks, information transfer, and information storage associated with the home sale (See FIG. 3a), mortgage origination (See FIG. 3b), and settlement process (See FIG. 3c), and the home mortgage refinancing origination and settlement process (See FIGS. 1b, 1c, 2a) (or performing other business processes), over a distributed computing network are disclosed. One aspect of the invention is a greatly simplified process for a home buyer to search for a home and simultaneously receive accurate and competitive bids for mortgages and services from multiple lenders and service providers. The process includes an automated under-writing process which generates complete, accurate information on the costs of buying and owning a home at very beginning of the home buying process. Another aspect of the invention is greatly automating the entire sale, loan and settlement process.

maintaining one or more first shared computing processors and a shared database, in communication with a real estate information system over a geographically distributed computing network, using a shared Internet website, the shared computing processor(s) capable of executing programming instructions including:
electronically receiving by the shared processor(s), including at least in part from a geographically remote real estate buyer computing device comprising one or more computing processors able to at least receive, display and send information in communication with said real estate information system over said computing network, with the computing device configured with a graphical user interface display able to display one or more composite webpages using the shared Internet website, one or more first request for information comprising one or more request for real estate information comprising at least one time a desired real estate price or price range, and;
providing by the shared processor(s) a first plurality of filtering processes including a first plurality of load pricing processes;
returning by the shared processor(s) electronically to the real estate buyer computing device one or more composite webpages using the shared Internet website, at least one time in real time or near real time with receiving the first request, that display:
one or more real estate information including pricing information matching said desired price or price range retrieved by the shared processor(s) from a source of real estate information; the source of real estate information including the shared database; the real estate information in the source of real estate information pertaining to real estate offered for sale from a plurality of real estate sellers; and
one or more first loan information including loan pricing information generated by the first plurality of load pricing processes in real time or near real time at least in part from: at least one said information including matching real estate pricing information, and a source of loan information including loan pricing information: the source of loan information comprising one or more: loan information including load pricing information from at least one lender of a plurality of lenders and a plurality of loan types or loan programs; said source of loan information including loan pricing information being upon which said lender and said plurality of lenders are willing to make loans; said source of loan information including loan pricing information including the shared database;
with at least a portion of said real estate information including matching real estate pricing information and at least a portion of said first generated loan information including loan pricing information being one or more returned to and maintained by and available to said real estate buyer computing device processors for one or more use and display on one or more composite webpages on the shared Internet website together at least one time in real time or near real time;
receiving electronically by the shared computing processor(s) using the shared Internet website a second request: the second request comprising: a buyer purchase offer for a buyer-selected matching real estate from the real estate buyer computing device, a seller response to the purchase offer, or both; the seller response being from a geographically remote real estate seller computing device using the shared Internet website;
providing by the shared computing processor(s) a second plurality of filtering processes; the second plurality of filtering processes including receiving and generating second information to buy or own real estate and providing a second plurality of loan pricing processes; the second plurality of loan pricing processes using any of the second request and any of the second information to buy or own real estate; and
sending electronically by the shared computing processor(s) at least to said real estate buyer computing device processors for one or more use and display on one or more composite webpages on the shared Internet website one or more: said second information to buy or own real estate and a second generated loan information including loan pricing information generated by the second plurality of loan pricing processes at least in part from said second request and said second information to buy or own real estate at least one time in real time or near real time whenever said system receives and said shared processor(s) receive said second request or receive or generates generate said second information to buy or own real estate;
wherein, upon an acceptance of a purchase offer, compiling and sending or making available electronically by the shared processor(s) on demand in real time or near real time to said buyer, said seller, and one or more of a real estate agent, lender and settlement provider geographically remote computing devices, one or more composite webpages on the shared Internet website to display a plurality of documents including a real estate sale contract and one or more of: a loan application, a loan disclosure, a loan note, a loan security instrument, a settlement statement, and a deed;
wherein the plurality of documents collectively includes information compiled from the second plurality of filtering processes conforming to the second plurality of loan pricing processes including: the buyer-selected matching real estate, a buyer-selected second generated loan information including loan pricing information for a loan for purchasing the buyer-selected matching real estate, and said second information to buy or own real estate.

The method of claim 1 further including said first request for information, said second information, or both including a request for loan information including loan pricing information received from said computing device processors comprising one or more of: a loan type criteria, and a real estate buyer information comprising one or more: real estate buyer down payment information, real estate buyer income information, real estate buyer debt information, real estate buyer employment information, and an information at least sufficient to one or more: identify a real estate buyer to obtain real estate buyer credit information including one or more credit report and credit score or determine the credit worthiness of said real estate buyer, and
said generated loan information including loan pricing information being generated at least one time in real time or near real time at least in part from one or more: said loan type criteria and said real estate buyer information.

The method of claim 2 wherein said request for loan information is selected from the group: a request for loan information, a request for a loan quote, prequalification, preapproval and approval information, and a loan application information, and said generated loan information including loan pricing information is selected from the group: a loan quote, prequalification, preapproval and approval information.

The method of claim 1 wherein said generated loan information including loan pricing information comprises one or more: a loan amount information, a loan interest rate information, a periodic loan payment information, an annual percentage rate information or equivalent information, a loan discount or points information, a loan fee information, a good faith estimate or equivalent information, and a truth-in-lending or equivalent information; and
wherein said periodic loan payment comprises one or more: loan payment information, real estate tax payment information, mortgage insurance premium payment information, and hazard insurance premium payment information.

The method of claim 1 including returning one or more information to buy or own real estate one or more: returned to and maintained by said computing device processors for one or more use and display together at least one time in real time and near real with one or more said matching real estate pricing information and said generated loan information including loan pricing information and wherein said second information comprises said information to buy or own real estate comprising one or more:
an information to provide a service, a settlement service, and transfer title to real estate;
a real estate tax information, a hazard insurance information, a homeowner association information, and a utility information;
a bid, quote, price and cost information;
a lowest bid, quote, price, and cost information;
information for a real estate agent or broker service, or a service normally performed by a real estate agent or broker, and an information upon which a service provider is ready, willing and able to provide a service.

The method of claim 2 wherein said generated loan information including loan pricing information is upon which at least one said lender is willing to make a loan on, one or more: said real estate buyer information, desired price or price range, said matching real estate pricing information, and one or more said returned information to buy or own real estate.

The method of claim 2 wherein said generated loan information including loan pricing information is upon which at least one said lender is willing to make a loan on: all said real estate buyer information, at least one said matching real estate pricing information, and one or more said returned information to buy or own real estate.
8. The method of claim 1 wherein said lender comprises one or more of: a loan finder, loan broker, direct lender, loan correspondent, wholesale lender, and loan investor.
9. A method for providing information to a geographically distributed real estate information system over a geographically distributed computing network comprising the steps of:
maintaining a first computing processor in communication with the geographically distributed real estate information system using the geographically distributed computing network;
sending by the first computing processor electronically to the computing network including to one or more second shared computing processors and a shared database in communication with the geographically distributed computing network one or more:
real estate information including real estate pricing information; the real estate information including real estate pricing information pertaining to real estate for sale from at least one seller of a plurality real estate sellers sending real estate information including real estate pricing information to the second shared processors and shared database;
loan information including loan pricing information comprising one or more: loan information including loan pricing information from at least one lender of a plurality of lenders, sending loan information including loan pricing information to the second shared processors and shared database and a plurality of loan types or loan programs; said loan information including loan pricing information being upon which said at least one lender and said plurality of lenders are willing to make loans; and
information to buy or own real estate;
wherein said second shared computing processors:
receive electronically a first request for information comprising a request for real estate information including a desired real estate price or price range at least in part from a geographically remote real estate buyer computing device processor in communication with the computing network, using a shared Internet website provided by said second shared computing processors;
provide a first plurality of filtering processes including: a first plurality of loan pricing process, and a first plurality of real estate sale transaction processes; the first plurality of filtering processes including:
select by the second shared computing processors from the shared database real estate information including real estate pricing information, loan information including loan pricing information, and information to buy or own real estate;
compile and return by the second shared processors electronically at least to said buyer computing device processor for display on a composite webpage using the shared Internet website in real time or near real time information conforming to the first plurality of filtering processes including: at least one said real estate information including real estate pricing information matching said desired real estate price or price range, at least one said loan information including loan pricing information pertaining to a loan for purchasing the at least one matching real estate, and at least one said information to buy or own the at least one matching real estate;
such that at least one said returned real estate information including real estate pricing information matching said desired real estate price or price range, at least one said information to buy or own the at least one matching real estate, and at least one said returned loan information including loan pricing information generated in real time or near real time by the second shared processors from said at least one matching real estate information including real estate price information, and at least one said returned information to buy or own the at least one matching real estate are one or more available to, returned to and maintained by said real estate buyer computing device processor for use together at least one time in real time or near real time on said real estate buyer computing device on one or more composite webpages on the shared Internet website; and
sending electronically by the first computing processor to said second shared computing processors, selecting by the second shared computing processors from the shared database, or both at least one time in real time or near real time one or more: second real estate information, second loan information including loan pricing information, and second information to buy or own real estate at least one time whenever said system or said second shared computing processors receive a second request for information or receive or generate a second information to buy or own real estate;
said second request for information including a purchase offer for a buyer selection of a matching real estate, and one or more of a seller counteroffer and acceptance of the purchase offer;
while said second shared computing processors:
providing a second plurality of filtering processes including a second plurality of real estate sale transaction processes and a second plurality of loan pricing processes;
returncompiling and returning at least to said real estate buyer computing device processor to display on one or more composite webpages on the shared Internet website at least one time in real time or near real time information conforming to the second plurality of filtering processes including at least one or more: said second information to buy or own real estate and a second generated loan information including loan pricing information pertaining to a loan for purchasing the buyer selected matching real estate generated by said second plurality of loan pricing processes at least in part from one or more: said second request for information, said second real estate information, said second loan information including loan pricing information, and said second information to buy or own real estate; and
after an acceptance of a purchase offer, compiling and returning electronically by the second shared computing processors, to the buyer, seller, and one or more of a real estate agent, lender and settlement provider geographically remote computing devices, one or more composite webpages on the shared Internet website to collectively display a plurality of documents including a real estate sale contract and one or more: loan application, loan disclosure, loan note, loan security instrument, settlement statement, and deed;
wherein the plurality of documents collectively includes information compiled from the second filtering processes conforming to the second plurality of loan pricing processes including: the buyer selected matching real estate, said second generated loan information including loan pricing information, and at least one second information to buy or own the buyer selected matching real estate.
10. The method of claim 9 including sending in real time or near real time in response to receiving one or more requests for information from said information system.

The method of claim 9 said first request for information, said second information, or both including, and said generated loan information including loan pricing information being generated at least one time in real time or near real time from, a request for loan information received at least in part from said computing device processor comprising one or more: loan type criteria, and a real estate buyer financial information comprising one or more: said real estate buyer down payment information, said real estate buyer income information, said real estate buyer debt information, said real estate buyer employment information, and an information at least sufficient to identify said real estate buyer to obtain said real estate buyer credit report or credit score or to determine the credit worthiness of said real estate buyer.

The method of claim 11 wherein said request for loan information is selected from the group: a request for loan information, a request for a loan quote, prequalification, preapproval and approval information, and a loan application information; and said generated loan information including loan pricing information is selected from the group: loan quote, prequalification, preapproval and approval information.

wherein said information to buy or own real estate comprises one or more:
an information to provide a service, provide a settlement service, and transfer title to a real estate;
real estate tax information, a hazard insurance information, a homeowner association information and a utility information;
a bid, quote, price, cost information;
a lowest bid, quote, price, cost information;
information for a real estate agent or broker service, or a service normally performed by a real estate agent or broker, and

The method of claim 9 wherein said generated loan information including loan pricing information is that upon which at least one said lender is willing to make a loan on: all said real estate buyer information, at least one said matching real estate pricing information, and one or more said returned information to buy or own real estate.
16. The method of claim 9 wherein said lender comprises one or more of: a loan finder, loan broker, direct lender, loan correspondent, wholesale lender, and loan investor.
17. A computerized method comprising the steps of:
maintaining a first shared computing processor in communication with a geographically distributed computing network including using a shared Internet website able to display composite webpages on a plurality of geographically remote computing devices;
providing a plurality of real time or near real time filtering processes using the first shared computing processor; the plurality of filtering processes including:
receiving, electronically by the first shared computing processor using the shared Internet website, a request for real estate information comprising a desired real estate price from a geographically remote real estate buyer computing device processor in communication with the network;
returning, electronically by the first shared computing processor using the shared Internet website in real time or near real time, a real estate pricing information matching said desired real estate price retrieved from a source of real estate information; the source of real estate information including a shared database containing real estate data for real estate offered for sale from a plurality of real estate sellers;
receiving electronically by the first shared computing processor using the shared Internet website at least in part from said real estate buyer computing device processor a request for loan pricing information comprising one or more: at least one said matching real estate pricing information and at least one or more: real estate buyer down payment, income, and debt information, and an information at least sufficient to identify said real estate buyer to obtain a credit report or credit score or to determine the credit worthiness of said real estate buyer; and
returning electronically by the first shared computing processor to said real estate buyer computing device processor using the shared Internet website in real time or near real time a loan pricing information calculated by a second shared computing processor, in communication with said network, able to execute at least one loan underwriting programming instruction in real time or near real time, from using at least:
a loan information selected from a source of loan information in communication with the network; the source of loan information including a shared database of loan information comprising one or more: loan information upon which a plurality of lenders are willing to make loans and a plurality of loan types or loan programs upon which one or more lenders are willing to make loans; and
one or more: said at least one matching real estate pricing information and said real estate buyer information;
such that said at least one matching real estate pricing information and said calculated loan pricing information are available for use or display together using the shared Internet website at least one time in real time or near real time on request by said real estate buyer computing device processor to the first shared computing processor;
receiving, electronically by the first shared computing processor using the shared Internet website, a second request; the second request including at least one of: a purchase offer for a real estate buyer selected matching real estate including matching real estate pricing or offered pricing information from the buyer computing device processor and a response to the purchase offer from a real estate seller computing device processor using the shared Internet website; and
and sending electronically by the first shared computing processor at least to said real estate buyer computing device processor using the shared Internet website one or more: second information and a second calculated loan pricing information calculated by the second shared computing processor from at least a portion of said second request and second information at least one time in real time or near real time whenever said system receives and first processor receive said second request or receive or generates generate said second information; said second calculated loan pricing information being upon which at least one said lender is willing to make a loan on said at least one real estate buyer selected matching real estate including matching real estate pricing or offered pricing information, all said real estate buyer information, and said calculated portion of said second information; wherein said second information includes information used to buy or own the selected matching real estate; and
after receiving electronically from the real estate seller computing device using the shared Internet website an acceptance of the purchase offer, compiling and returning electronically by the first shared computing processor to the buyer, seller, and one or more of a real estate agent, lender and settlement provider geographically remote computing device processors using the shared Internet website a plurality of documents including a real estate sale contract and one or more: loan application, loan disclosure, loan note, loan security instrument, settlement statement, and deed;
wherein the plurality of documents collectively include information compiled from the second filtering processes conforming to the second plurality of loan pricing processes including: said buyer selected matching real estate, said second loan information including loan pricing information pertaining to a loan for purchasing the buyer selected matching real estate, and at least one information to buy or own the buyer selected matching real estate.
18. A computer system comprising:
a geographically distributed computing network;
one or more first shared computing processors in communication with said computing network; said first shared computing processors able to execute programming instructions to at least:
receive electronically, at least in part from a geographically remote real estate buyer computing device processor in communication with said computing network, a first request for information including a request for real estate information comprising a desired real estate price or price range;
generate and return electronically, for use by said real estate buyer computing device processor at least one time in real time or near real time with receiving said first request, a first real estate information including pricing information pertaining to a plurality of real estate offered for sale matching said desired price or price range and a first loan pricing information pertaining to a plurality of loans generated in real time or near real time at least in part from one or more said matching real estate information including pricing information; and,
receive a second request; said second request including a purchase offer for at least one buyer selected matching real estate received from the real estate buyer computing device processor, a response to the purchase offer received from a real estate seller computing device processor, or both; the seller response including a counteroffer, an acceptance of the purchase offer, or both; the second request including an offered, counteroffered real estate pricing information, or both;
return electronically one or more second information and a second loan pricing information generated from at least one said buyer selected matching real estate information including pricing information, offered or counteroffered pricing information, and said second information, at least one time in real time or near real time whenever said system and said first shared computing processors either receive said second request or one or more receives receive and generates generate said second information; wherein said second information includes a real estate transaction information;
wherein said first matching real estate information including pricing information is received by said first shared computing processors at least from one or more sources of real estate information including pricing information; said sources of real estate information including pricing information including a shared database of real estate information including pricing information pertaining to a plurality of real estate offered for sale from a plurality of geographically remote real estate sellers in communication with said computing network; and
wherein said generated loan information including loan pricing information is received by said first shared computing processors at least from:
one or more sources of loan information including loan pricing information, in communication with said computing network,; said sources of loan information including loan pricing information comprising one or more: loan information from at least one lender, loan information of a plurality of lenders, and a plurality of loan types or loan programs; said sources of loan information being upon which said at least one lender and said plurality of lenders offer to make loans; said sources of loan information including a shared database of loan information including loan pricing information; and a second shared computing processor capable of executing one or more programming instructions to provide a plurality of loan pricing processes to generate and calculate said generated loan information including loan pricing information from one or more of said: first and second requests, sources of loan information including loan pricing information;, matching real estate information including pricing information;, offered or counteroffered pricing information, and second information if any; and
after an acceptance of a purchase offer, return electronically by the first shared computing processors to the real estate buyer, real estate seller, and one or more of a real estate agent, lender and settlement provider geographically remote computing devices a plurality of documents including a home sale contract and one or more of: a loan application, a loan disclosure, a loan note, a loan security instrument, a settlement statement, and a deed;
wherein the plurality of documents collectively includes information conforming to the plurality of loan pricing processes including: said buyer selected matching real estate, a buyer selection of said generated second loan information including loan pricing information pertaining to a loan for purchasing the buyer selected matching real estate, and at least one real estate transaction information.

The system of claim 18 , said first request, said second information, or both including: a real estate buyer information comprising one or more: down payment information, income information, debt information, employment information, and an information at least sufficient to one or more; identify said real estate buyer to obtain said real estate buyer credit information including one or more credit report and credit score or determine the credit worthiness of said real estate buyer;
wherein said generated loan pricing information is calculated by said second computing processor from, and upon which at least one said lender is willing to make a loan on: at least one said matching real estate information, said real estate buyer information, and said second information, if any.
20. The system of claim 18 wherein said second information comprises an information to transfer title to said at least one matching real estate information.
21. The system of claim 20 wherein said information to transfer title comprises one or more of: a real estate contract information, a settlement cost information, and a deed information to transfer to said at least one matching real estate information.
22. The system of claim 21 said real estate contract information including a real estate contract price information.
23. The method of claim 1 wherein a real estate is a home.

The method of claim 1 including said first request, said second request, or both including a request for loan information including loan pricing information received from said real estate buyer computing device processors using the shared Internet website; the request for loan information including loan pricing information comprising one or more of: a real estate buyer information comprising one or more: real estate buyer down payment information, real estate buyer income information, real estate buyer debt information, and an information to obtain a real estate buyer credit score.

The method of claim 24 wherein said first, second, or both request for loan information including loan pricing information is selected from the group consisting of: a request for a loan quote, prequalification, preapproval and approval, and a loan application; and said generated loan information including loan pricing information is selected from the group consisting of: a loan quote, prequalification, preapproval and approval; and/or
wherein said first, second, or both request includes at least one of: a request for a loan approval or a loan application; and/or wherein said generated loan information including loan pricing information is a loan approval; and/or wherein the loan information including loan pricing information in the shared database can be entered and modified by a plurality of lenders from geographically remote locations; and/or wherein the plurality of loan pricing processes includes at least one of a process: to calculate a loan-to-value ratio, to calculate an income-to-debt ratio, and a loan underwriting process; and/or wherein the lender includes a mortgage broker, a direct mortgage lender, or both; and/or wherein the shared computing processor(s) and shared database of loan information including loan pricing information include a centralized loan product and pricing database and automated loan underwriting processor.
26. The method of claim 24 wherein said second generated loan information including loan pricing information is upon which at least one lender is willing to make a loan on: all said real estate buyer information, second request, and one or more said second information to buy or own real estate.

The method of claim 1 wherein said generated loan information including loan pricing information comprises one or more: a loan amount, a periodic loan payment, a good faith estimate information, and a truth-in-lending information; and wherein said periodic loan payment comprises an escrow payment for one or more: a real estate tax payment, a mortgage insurance premium payment, and a hazard insurance premium payment.
28. The method of claim 1 wherein said second information to buy or own real estate comprises one or more of:
an information to provide a service, a settlement service, and transfer title to real estate, a real estate tax information, a hazard insurance information, a homeowner association information, and a utility information, a bid, quote, price and cost information, a lowest bid, quote, price, and cost information for a service, information pertaining to a real estate agent or broker service, and an information upon which a service provider is ready, willing and able to provide a service; and/or wherein said second information to buy or own real estate conforms to the plurality of loan pricing processes; and/or wherein receiving and generating said second information to buy or own real estate includes retrieving by the shared processors second information to buy or own real estate from the shared database.
29. The method of claim 1 wherein the seller response includes one or more of a: seller counteroffer and acceptance of the purchase offer; and/or
wherein the second request further includes a loan note signed by a buyer, a loan security instrument signed by the buyer, a settlement statement signed by the buyer and a seller, and a deed signed by the seller, and providing by the shared processor(s) at least one of: recording the signed deed, recording the signed loan security instrument, and transferring funds to the seller.

The method of claim 1 wherein said first request for information comprising one or more request for real estate information includes one or more of: a desired real estate location and real estate type criteria; and returning by the shared processor(s) electronically to the real estate buyer computing device on the shared Internet website one or more real estate matching said one or more desired real estate location and real estate type criteria; and/or
wherein said matching real estate from the first plurality of filtering processes includes real estate pertaining to a plurality of real estate offered for sale by a plurality of real estate sellers; and/or wherein the real estate information in the shared database can be entered and modified by a plurality of real estate sellers from geographically remote computing device locations.

The method of claim 1 wherein the shared computing processor(s) include one or more server computing processors that host(s) the shared Internet website; and/or wherein the shared computing processor(s) includes a plurality of connected processors, servers or both able to communicate data with each other; wherein the plurality of connected processors, servers or both can communicate data with each other, the shared website, or both; wherein the shared Internet website includes one or more shared websites served by the shared computing processor(s); and/or wherein the shared Internet website is a website shared by one or more of: a plurality of home buyers, a plurality of home sellers, a plurality of lenders, and a plurality of settlement providers; and/or wherein the database includes one or more databases in communication with the shared computing processor(s).

The method of claim 9 wherein the information conforming to the first plurality of filtering processes includes: real estate information including real estate pricing information matching said desired real estate price or price range pertaining to a plurality of real estate, loan information including loan pricing information pertaining to a plurality of loans for purchasing at least one of the plurality of matching real estate, and at least one information to buy or own at least one of the plurality of matching real estate.

The method of claim 9 wherein said first request, said second request, or both including a request for loan information including loan pricing information received from said real estate buyer computing device using the shared Internet website; the request for loan information including loan pricing information comprising one or more: real estate buyer down payment information, income information, debt information, employment information, and an information to obtain a real estate buyer credit score.

The method of claim 33 wherein said request for loan information including loan pricing information is selected from the group consisting of: a request for a loan quote, prequalification, preapproval and approval information, and a loan application information; and said loan information including loan pricing information conforming to the plurality of filtering processes is selected from the group consisting of a: loan quote, prequalification, preapproval and approval information; and/or
wherein said request for loan information including loan pricing information includes at least one of: a request for a loan approval or a loan application; and said loan information including loan pricing information conforming to the plurality of filtering processes is a loan approval; and/or wherein the loan information including loan pricing information in the shared database can be entered and modified by a plurality of lenders from geographically remote computing devices; and/or wherein the plurality of loan pricing processes includes at least one of: a process to calculate a loan-to-value ratio, a process to calculate an income-to-debt ratio, and a loan underwriting process; and/or wherein the lender includes a mortgage broker, a direct mortgage lender, or both; and/or wherein the second shared computing processors and shared database of loan information including loan pricing information include a centralized loan product and pricing database and an automated loan underwriting processor.
35. The method of claim 9 wherein said loan information including loan pricing information conforming to the plurality of filtering processes comprises one or more: a loan amount, a periodic loan payment, a good faith estimate, and a truth-in-lending; wherein said periodic loan payment comprises a payment for one or more of a: real estate tax payment, mortgage insurance premium payment, and hazard insurance premium payment.
36. The method of claim 9 wherein said information to buy or own real estate comprises one or more:
an information to provide a service, provide a settlement service, and transfer title to a real estate, real estate tax information, a hazard insurance information, a homeowner association information and a utility information, a bid, quote, price, or cost information, a lowest bid, quote, price, cost information, information for a real estate agent or broker service, or a service normally performed by a real estate agent or broker, and an information upon which a service provider is ready, willing and able to provide a service.

The method of claim 9 wherein said second generated loan information including loan pricing information is that upon which at least one lender is willing to make a loan on: all said real estate buyer information, said buyer selected matching real estate, said second request for information, and said at least one second information to buy or own the buyer selected matching real estate; and/or
wherein the second request for information further includes a loan note signed by a buyer, a loan security instrument signed by the buyer, a settlement statement signed by the buyer and a seller, and a deed signed by the seller, and providing by the second shared processor(s) at least one of: recording the signed deed, recording the signed loan security instrument, and transferring funds to the seller.
38. The method of claim 9 wherein said first request for information comprising a request for real estate information further includes one or more of: a desired real estate location and real estate type criteria; and returning electronically by the second shared processors to the real estate buyer computing device display on a composite webpage on the shared Internet website one or more real estate information including real estate pricing information matching one or more said desired real estate location and real estate type criteria; and/or
wherein said matching real estate information including real estate pricing information from the first plurality of filtering processes includes real estate information including real estate pricing information pertaining to a plurality of real estate offered for sale by a plurality of real estate sellers.
39. The system of claim 17 wherein said second request further includes a loan note signed by a real estate buyer, a loan security instrument signed by the buyer, a settlement statement signed by the buyer and a real estate seller, and a deed signed by the real estate seller; and
the first shared computing processors are able to execute programming instructions to at least one of: record the signed deed, record the signed loan security instrument, and transfer funds to the real estate seller.
40. The system of claim 18,
wherein said first request, said second request, or both include a request for loan information including loan pricing information including one or more: real estate buyer down payment, income, debt, and employment information, and an information to obtain a real estate buyer credit score; wherein said first, second, or both request for loan information including loan pricing information is selected from the group consisting of: a request for a loan quote, prequalification, preapproval and approval, and a loan application; and said generated loan information including loan pricing information is selected from the group consisting of: a loan quote, prequalification, preapproval and approval; and/or wherein the said first, second, or both request for loan information including loan pricing information includes a request for a loan approval, and a loan application, or both; and said generated loan information including loan pricing information is a loan approval; and/or wherein the loan information including loan pricing information in the shared database of loan information including loan pricing information can be entered and modified by a lender or a plurality of lenders from a geographically remote computing device; and/or wherein said generated loan information including loan pricing information comprises one or more: a loan amount, a periodic loan payment, a good faith estimate information, and a truth-in-lending information; and wherein said periodic loan payment comprises an escrow payment for one or more of: a real estate tax payment, a mortgage insurance premium payment, and a hazard insurance premium payment; and/or wherein the plurality of loan pricing processes includes at least one of a process: to calculate a loan-to-value ratio, to calculate an income-to-debt ratio, and a loan underwriting process; and/or wherein the second shared computing processor and shared database of loan information including loan pricing information include a centralized loan product and pricing database and an automated loan underwriting processor; and/or wherein the lender includes a mortgage broker, a direct mortgage lender, or both.
41. The system of claim 18 wherein said real estate transaction information includes one or more of:
an information to provide a service, provide a settlement service, and transfer title to a real estate, real estate tax information, a hazard insurance information, a homeowner association information and a utility information, a bid, quote, price, or cost information, a lowest bid, quote, price, cost information, information for a real estate agent or broker service, or a service normally performed by a real estate agent or broker, and an information upon which a service provider is ready, willing and able to provide a service; and/or wherein said real estate transaction information conforms to the plurality of loan pricing processes; and/or wherein said real estate transaction information includes estate transaction information retrieved by the first shared computing processors from a shared database of real estate transaction information.
42. The method of claim 18 wherein the second request further includes a loan note signed by a real estate buyer, a loan security instrument signed by the buyer, a settlement statement signed by the buyer and a real estate seller, and a deed signed by the seller, and
providing by the first shared computing processors electronically at least one of: recording the signed deed, recording the signed loan security instrument, and transferring funds to the seller.

The system of claim 18 wherein the first shared computing processors include one or more server computing processors that host(s) a shared Internet website; wherein the first shared computing processors are in communication with a geographically remote computing device using one or more composite webpages on the shared Internet website; and/or wherein the first and second shared computing processors include a plurality of connected processors, servers or both able to communicate data with each other in real time or near real time; wherein the plurality of connected processors, servers or both can communicate data with each other, the shared Internet website, or both; wherein the shared Internet website includes one or more shared websites served by the first shared computing processors; and/or wherein the shared Internet website is a website shared simultaneously by one or more of: a plurality of home buyers, a plurality of home sellers, a plurality of lenders, and a plurality of settlement providers; and/or wherein the shared database includes one or more databases in communication with the first, the second, or both shared computing processors in real time or near real time.Cited by (0)
